Now, we’re launching a new pre-construction service that helps us ensure our clients projects are on-budget and ready to build on completion of design. It’s a process where we are Paid As a Consultant (PAC) to collaborate with you and your design team to design a home that meets your budget. It’s that simple. Successful projects start months and sometimes years before construction starts onsite. We believe the pre-construction phase is THE most important stage of your project. If you get it right, this is where the magic happens.
Our involvement during these critical stages of your project only enriches the outcome as we get to know you, your design and the reasons behind all the decisions that have been made along the way.
Pre-Construction Process Overview
We believe a collaborative approach to design and construction provides the best possible outcome for the homeowner. We are better when we work together. Our Pre-Construction Process means we have early involvement in the design phase so you can get a clear understanding of what you can expect to build for your budget. We coordinate the pre-construction stages, manage everyone’s risk and provide multiple rounds of costs along the way.
This ensures you don’t get unwanted budget surprises at the completion of your design and it also helps to secure a position in our schedule so you can start construction as soon as practical following the completion of our PAC Process. We charge a fee for this service and that ensures you don’t waste loads of time and money designing a house you can’t afford to build.

We then act as your consultant and collaborate with your chosen design team to ensure the design development stages are all in line with your budget. Budget certainty. Engaging our team to manage the Pre-Construction Process means you won’t be met with unwanted budget surprises at the completion of design. It also means you can cement a position in our construction schedule, so your build can commence as soon as possible following completion of the PAC Process.
No. Our PAC Process is not a lock in contract to commit to building with us, it’s a preliminary agreement only. At the completion of the pre-construction stage, you are not obliged to build with us. It is an entirely separate service to construction.
No. Our PAC Process is a detailed service involving all project stakeholders over the course of the entire Pre-Construction Process. From concept to completion, we attend design meetings and provide real-time advice on materials, labour, site conditions and any other factors that need to be considered for your budget. This is very different to being paid to quote a plan that a builder has had no prior involvement with.
We charge a fee for this service so that we can invest the time this process needs to be successful and this ensures you don’t waste time and money designing a house you can’t afford to build.
