Designing your dream home is a journey—one that starts with a vision and ends with the keys in your hand.

At SX Constructions, we make that journey simple, structured, and exciting. Here’s how we guide you through each step of the process:

🧠 Step 1: Define Your Vision

Start by seeking clarity on what you’re trying to achieve. Why are you building or renovating in the first place? What is the main purpose of your project?

Spend some time on your personal finances and calculate your budget. This is an important exercise and will have a big influence on your outcomes.

Then, finally, start work on your design brief by listing your must-haves, nice-to-haves, and compile any inspirational images you have collected throughout your ‘daydreaming’ phase. Think about your lifestyle, family needs, and future plans. What does your dream home feel like?

📐 Step 2: Engage Your Builder using the PAC Process

At SX Constructions, we have a fully systemised pre-construction service for custom residential projects where we are Paid As a Consultant (PAC) to collaborate with you and your design team to help design a home to meet your budget.

This ensures you don’t waste time and money designing a home that you can’t afford to build. Unfortunately, this is a common scenario in the custom home space and one we strive to avoid.

If you don’t have an architect or building designer in mind, we can help connect you with one.

Then, as a team (owner + architect/designer + builder), we get clear on your vision, timeframes, and budget, and compile this information in a design brief and pre-construction schedule to keep us all on track.

We’ve all heard the saying ‘begin with the end in mind’. This rings particularly true when designing and building homes.

✍️ Step 3: Design & Cost Analysis

We work closely with you and your architect or designer throughout the PAC Process to provide pricing feedback in real time as the design evolves.

There are typically three phases of design

– concept sketches

– preliminary design

– final construction drawings

Our pre-construction service includes a detailed cost analysis at each stage so you can make informed decisions as you go. We can also help you explore various options by pricing them up separately as a cost comparison exercise. This is typically carried out at the preliminary design stage, when you are trying to lock in your major design elements before committing to final working drawings and structural engineering.

📝 Step 4: Approvals & Documentation

In collaboration with your architect or building designer, we handle the logistics —council approvals, compliance checks, insurance, and contract documentation—so you can focus on the fun parts.

🔨 Step 5: Construction Begins

Here’s where it all comes to life. With our experienced team managing every detail, your home is built with care, precision, and full transparency.

Throughout construction, we host a weekly or fortnightly site meeting with you (or your architect or building designer can represent you) so we can physically update you with what’s happening onsite and discuss the finer details as we go. Nothing beats a physical walkthrough! These meetings are recorded as meeting minutes and loaded into your online client portal.

The client portal also provides you with access to our full construction schedule and all contract documents and invoices, so everything is in one place.

🔑 Step 6: Handover & Move In

Once your dream home is complete, we do a full walk-through, hand over the keys, and celebrate with you. We’re still here if you need support—even after the build is done.
